Mortgage Application Information

Step #1

State law requires that ALL agents disclose agency.

The various types of agency in Florida are:

  1. Single Agency - In a single agency the agent represents either the Seller or the Buyer with the use of a Listing Agreement, or Buyer Representation Agreement.

  2. Transaction Broker - As a Transaction Broker the agent provides limited representation to the Seller or the Buyer or BOTH.

  3. Non-Representation - In Non-Representation, the agent does not represent either the seller, the Buyer, or Both

THE FOLLOWING DO NOT REPRESENT YOU:

For Sale by Owners

  • Are NOT required by law to disclose material defects about the home.

  • Usually are OVERPRICED.

  • Usually are willing to work with a Real Estate agent, If you disclose up front to them that you are.

Loan/Mortgage Brokers

  • There are many companies and many different types of loans.

  • As Real Estate professionals we can help direct you to the best lenders. Lenders that know they have to do the best they can for our buyers or we don't refer them again!

  • Most people only receive a mortgage Possibly a few times in their life.  We want to ascertain that you receive the best program available.

Title Companies

  • Sell title insurance and are representatives of the insurance company.

Insurance Companies

  • Most people compare three companies.

  • As Real Estate Agents selling over 100 homes every year, We can help you find the company that's best for you.

Step #2

Let our team help you find a lender, with the right financing for you. The BEST rates and terms to get you on the right track for the best home.

WARNING: don't find what you think may be the perfect home only to find you can't afford it, or have to take terms that really don't work for you.

Step #3

Our team has a vast knowledge of more than 100 neighborhoods in the city. We have computer programs that not only include MLS, but we use the Know Your Neighborhood, and SOAR that can track neighborhood activity for new prospects in the market.

Should you see a sign, magazine, internet, or newspaper ad let us know. We can get you the information. Remember if you do call another agent, Tell them you are working with the Rob and Richard Team from  Florida Lifestyles Realty. Please encourage them to let you know if they have any listings of theirs that we should show you.

Step #4

  • We make sure the financing will work
  • We make sure the pricing is right
  • We prepare the contract, estimate costs for you, and help negotiate the best terms

Step #5

  • Our Closing Coordinator will assist in helping make sure all parties meet the conditions of the contract
  • Will follow up with the mortgage company, inspections, etc.
  • Will assist you with ALL phases of the closing process

Step #6

Information that may be needed for a mortgage
  1. Social Security cards & Drivers License.

  2. Residence Address - Past 2 years - landlord or Mortgagee.

  3. Names and addresses of each employer - Past 2 years.

  4. Previous 2 years W-2's & current pay stub.

  5. Names, Addresses, Account #'s, & Balances, ALL checking and savings accounts

  6. Names, Addresses, Account #'s, & Balances, &Monthly payments on ALL open loans.

  7. Addresses of  other Real Estate owned.

  8. Loan information on other real estate owned

  9. Estimated value of Furniture and Personal Property.

  10. Certificate of Eligibility or DD214's (V.A. ONLY)

  11. Money for Credit Report and Appraisal

WORKING WITH A BUYER'S AGENT

When the Rob and Richard Team is working for you, you are assigned your own Buyer's Agent (of which we have 7).  Your Buyer's Agent will be dedicated to guiding you through the entire process. 

 

After interviewing you to find out your needs and desires, your Buyer's Agent will take you on a tour of the city with a list of properties available that fit your criteria.  With his/her portable computer a wealth of knowledge is at their fingertips.

 

When you find the house you just love, your Buyer's Agent will negotiate the best contract for you.  Negotiating a contract is not as simple as it might seem.  How you might negotiate in one local region could ruin your chances for success in another region.  Negotiations depend heavily on market conditions.  Our thorough understanding of the marketplace and our experience in negotiating contracts will guide you through this critical phase of home buying.
